Consultation

The Boards of Broadway Living Limited and Broadway Living RP are consulting residents on a proposal to change your landlord to Ealing Council. No final decision has been made. We want to hear your views before the Boards decide.

Have your say by 9 November 2026. The resident consultation pack (PDF) has full details and the response form.

What is proposed

We are proposing to transfer the ownership of homes owned by Broadway Living to Ealing Council. If the proposal goes ahead, Ealing Council would become your landlord on or around March 2027. This date may change, and we will keep you updated.

  • Tenants: your tenancy would become a secure tenancy with Ealing Council, with rights including succession, mutual exchange and, if you qualify, the Right to Buy.
  • Rent and service charges: these would stay the same at the point of transfer, apart from any annual increase already provided for in your agreement.
  • Shared owners: you would still own the same share of your home, and your lease would continue to set out your rights and responsibilities.
  • Day-to-day services: Lambert Smith Hampton Residential (LSHR) would stay as your managing agent, so repairs, complaints and estate services are expected to continue as they do now.

Why we are consulting you

Broadway Living was set up by the council in 2014 to help build and provide more affordable homes in the borough. The council is now proposing to close the companies, bring their homes directly under council ownership and, in due course, take over as your landlord. This follows a review of Broadway Living’s future, which looked at:

  • government policy, which has shifted back towards councils building and owning homes directly, so councils have less need for housing companies like Broadway Living
  • Broadway Living’s long-term financial sustainability, and recent challenges including higher building costs, higher interest rates and a main contractor going out of business

We also considered other options, including making no change, transferring the homes to another organisation, or changing how the companies operate. We believe the transfer to Ealing Council would give residents a more sustainable and straightforward landlord arrangement.

Key dates
